Key Responsibilities
1. HVAC & Refrigeration Maintenance (Primary Focus)
• Execute daily operational checks, preventive maintenance (PPM), and troubleshooting on chilled water systems (AHUs, FCUs, FAHUs, VAV units) and split/VRF air conditioning systems.
• Clean and service evaporator/condenser coils, air filters, condensate drain lines, belts, strainers, and blowers to ensure maximum indoor air quality and cooling performance.
• Diagnose cooling issues, refrigerant leaks, compressor failures, motor burnouts, and electrical control faults on HVAC units.
• Monitor ambient temperature controls, air balances, and thermostats across tenant zones to fulfill SLA comfort standards.
• Address high-humidity risks, coil corrosion, and moisture buildup.
2. General Electrical Maintenance
• Perform routine inspections of Main Distribution Boards (MDBs), Sub-Distribution Boards (SMDBs), DBs, and control panels.
• Repair and replace faulty switches, breakers, relays, contactors, interior/exterior lighting, and ballast/LED drivers.
• Support preventive maintenance checks on emergency power systems, including UPS units and standby diesel generators.
3. Plumbing & Drainage Maintenance
• Inspect, maintain, and repair fresh water supply systems, booster pumps, sump pumps, flush valves, and sensor taps.
• Clear blockage in drainage lines, maintain storm-water drains, and service domestic water tanks and piping networks.
• Inspect piping insulation, valves, and fittings for leaks, condensation, or sea-air corrosion.
4. Building Management & Emergency Systems Support
• Assist the engineering team with localized sensor checks for the Building Management System (BMS).
• Perform routine visual checks and minor repairs on Fire Fighting pipes, valves, sprinkler lines, and emergency equipment in accordance with Omani Civil Defence guidelines.
5. Site Safety & Work Requests
• Complete assigned daily maintenance work orders via the CAFM/CMMS mobile application within target SLA timelines.
• Adhere strictly to Health, Safety, and Environment (HSE) protocols, using proper Personal Protective Equipment (PPE), Lock-Out/Tag-Out (LOTO) procedures, and working safely at heights.
Candidate Qualifications & Requirements
• Technical Education: ITI, Diploma, or Vocational Trade Certificate in HVAC, Refrigeration, Electrical, or Mechanical Engineering.
• Experience: 3 to 6 years of direct hands-on maintenance experience in commercial office buildings, luxury mixed-use complexes, or 5-star hospitality properties.
• Core Technical Skills:
o Proficient in reading MEP schematics, single-line electrical diagrams, and control circuit layouts. o Demonstrated skill using multimeters, pressure gauges, refrigerant recovery equipment, vacuum pumps, and leak detectors.
• Physical Capability: Ability to carry tools, climb ladders, lift equipment up to 25 kg, and work comfortably in plant rooms, ceiling voids, and outdoor environments.
• Language & Soft Skills: Functional spoken English for day-to-day work orders and tenant interaction; spoken Arabic is an advantage.
• Location & License: Candidates currently residing in Oman with a valid Royal Oman Police (ROP) driving license are preferred.

• Self-motivated and capable of working with minimal supervision during night shifts or oncall emergency rotations.
• Basic understanding of how coastal, humid climates affect electrical insulation, coil life, and metal structures.
